That is the question that almost everyone asks a Real Estate Agent is "Where are the Deals?", but the deals are not told to anyone filling out an online form. Not according to Home Solutions Realty Associate Broker Debbie Warford. The deals are going to the select group of buyers on what is called a buyers list. A buyers list is a group of buyers that have been pre-approved for a loan and have committed to working with Home Solutions Realty. Buyers say they are interested in purchasing a home in several ways. Buyers contact agent from the Internet. Buyers are then sent the requested information.
Here is the difference, once the buyer receives the information, the buyers that call and talk about what type of home that is of interest and explain current situation become a member of the buyers list. Homebuyers also get preapproved for a loan to purchase. Homebuyers make a committment to work with Home Solutions Realty.
Here is what happens when the homebuyer is placed on the buyers list. Home Solutions Realty sells a lot of homes in two different ways. Once a seller contacts HSR to sell home the seller can choose to place home in the MLS or not to place home in the MLS in this case. That home is sent to the buyers list. Not only do the buyers get to see homes not listed, home searchers get to see homes that have just been entered into the MLS before syndication to all the online sites like Realtor.com.
Here is how this helps homebuyers who are going to purchase a home. Listen up because this gets a bit complicated. When a home is foreclosed and becomes the property of the bank. There is a list of these homes. Home Solutions has such a list go to freeforeclosurebrokerslist.com to signup. On that list are available foreclosures but now consider that the homebuyer could be the first person to see that home the day it becomes available. All the property information like, foundation issues, the value of the home, how much it would cost to repair items, how much the home could be rented,resell value is all of information would be available to the homebuyers.
